BIO

Devon Beetge was born in Johannesburg, South Africa and received his Bachelor of Architecture at the University of the Witwatersrand in 2013 and following with his Master’s degree in Architecture at the Graduate School of Architecture at the University of Johannesburg in 2018. He is a professionally registered architect with the South African Council for the Architectural Profession.
Prior to starting Function A Pty Ltd in 2020 he worked with Messaris Wapenaar Cole Architects, Mark Leslie Smith Architect and Louis Karol Architects between 2011-2020 working on various projects from high end residential projects in Ballito and Sheffield Beach, high density urban housing projects in Kampala Uganda and various commercial projects in the greater Johannesburg area including the Syrene Hotel in Rivonia and industrial projects related to upgrading infrastructure for Alstom Umbunye Rail and Groote Geluk mining operations.
His passion for design lies in the junction between architecture and urban landscapes. This was most notable in his master’s thesis that explored the area of downtown Johannesburg, Ellis Park. His thesis looked to create a densely vegetated urban park ringed with a diverse mix of urban housing typologies focused around the idea of passive urban management with many operational windows. His design scheme maintained the existing historic sporting event stadia and looked to bring back the forgotten water bodies and open parkland nature that the area once had, in homage to the great urban landscapes such as Central park in New York City.

PROFESSIONAL SERVICES

RESIDENTIAL . COMMERCIAL . INDUSTRIAL 

CONCEPT DESIGN

Concept design is the process of understanding the client’s brief, the site, the right/constraints of the property and the client’s budgetary constraints. This will lead to the preparation of initial design documentation including schematic layouts, physical models and perspectives/renderings to illustrate the intended space provisions, planning relationships, proposed building materials, building services, technical/functional characteristics and to stress the conformity of the concept with the rights of the land use. The client will be informed of the need for consultants, a rigorous project programme, various methods of contracting and a review of the anticipated costs of the project.

MUNICIPAL SUBMISSION

Municipal Submission is the process of reviewing the scope and complexity of the design and to consult with local and statutory authorities to develop the design, construction systems, building materials/components and to incorporate/co-ordinate all services and the work of consultants (civil engineer, quantity surveyor, land surveyor and town planner) to prepare documentation required for local authority submission. At this point the architect will review the design, costing, programme and co-ordinate technical documentation with the consultants and prepare a specification of works following which the client’s authority will be obtained to submit technical documentation to local authorities for municipal approval.

CONSTRUCTION SPECIFICATIONS

Construction specifications is the process obtaining the client's authority to prepare detailed construction documentation and a specification of works that outline and quantify each part of the building to its entirety. This will lead the architect as an agent on behalf of the client to obtain offers for the execution of works, evaluate the tenderer’s offers and recommend on awarding the building contract. The architect will then prepare the contract documentation and arrange for the signing of the building contract.

PROJECT MANAGEMENT

Project management entails administration of the building contract by the architect as principal agent. This is the process of giving possession of the site to the building contractor, issuing of construction documentation, initiating and/or checking of sub-contract design and documentation that are appropriate, inspection of the works for conformity to the contract documentation and acceptable quality in terms of industry standards, administer and perform the duties and obligations assigned to the principal agent in the building contract, issue the certificate of final completion and assist the client in obtaining the occupation certificate.

URBAN DESIGN

Urban design and architecture are can be considered as two faces on the same coin in that they are intimately linked to one another and cannot be considered in isolation. Urban landscapes could be composed of a diverse mix of urban building typologies with multiple layers of program use and moments of densely vegetated open spaces where passive urban management is continuously sustained due to a variety of operational windows. This creates spaces that are vibrant and full of life at all times through the course of a day and are ideally inhabited by many different people of all ages making day and night life an event where living, working and playing flow seamlessly through one another.

PASSIVE DESIGN

Passive design is the consideration and implementation of supplementary sustainable systems that should be part of any existing and new building. The world is moving into increasingly uncertain times regarding the ever growing demand for electricity production and water supply. By designing buildings that are more thermally efficient in relation to heating and cooling we can reduce individual homes electricity demands. Electrical production through the use of solar technology and the reuse of garden refuse in biomass electrical generators can allow individual homes and buildings the ability to create their own power. Water is a resource that can exist within a system for very much longer than what is currently being implemented. Fresh water from municipal connections needs to be used sparingly and grey water from basins, baths, showers, washing machines and dishwashers can be filtered and reused to flush toilets and irrigate gardens which then ties back into garden refuse as biomass fuel. Embodied energy exists in many states and needs to be used as effectively and by as many individuals as possible to collectively move towards a more sustainable future. Architects needs to educate clients about such systems how over time can be very important investments that pay for themselves and give back very much more.

PRODUCT DESIGN

Product design entails the consideration of bespoke designs for kitchens, bathrooms and furniture.

A great design is only as good as the items chosen to complete the internal fit and finish. By working closely with your architect through this process the intended design can be a seamless operation where each individual item forms an important part of a curated whole. Often time’s kitchens and bathrooms constitute the most expensive items in a design and can greatly increase the value of a building on the property market. It is for this reason the same attention given to the design needs to be given to these items respectively. This part of the service includes extremely detailed shop drawings and detailed illustrations of exactly how these items are installed to ensure a finished product that is an absolute quality item with no compromise whatsoever.
